The Maintenance Coordinator is responsible for planning and coordinating preventive maintenance activities, managing spare parts and MRO inventory, overseeing the equipment technician team, and supporting maintenance operations to ensure continuous manufacturing performance. This role develops and maintains preventive maintenance schedules, plans and assigns
maintenance work orders, manages inventory forecasting and replenishment, coordinates maintenance vendors, contractors, and logistics, and supports departmental budget tracking. The position partners closely with Maintenance, Production, Engineering, and Purchasing teams to align maintenance planning, parts availability, and equipment reliability with production
schedules.
Responsibilities
Develop, maintain, and optimize preventive maintenance (PM) schedules for production and facility equipment within the CMMS
Plan and prepare maintenance work orders, including task steps, labor estimates, required parts, tools, and safety requirements
Coordinate PM scheduling with Production to minimize disruption to manufacturing operations and align with planned downtime windows
Partner with Maintenance and Engineering to review equipment history and adjust PM frequencies, tasks, and strategies based on reliability data
Support execution of scheduled maintenance activities and associated safety measures
Manage and maintain spare parts and MRO inventory to support preventive and corrective maintenance activities
Register, catalog, and maintain spare parts records within applicable systems
Analyze inventory levels, consumption trends, and equipment demand to determine replenishment needs and reorder points
Coordinate with Maintenance and Engineering to identify critical spare parts and ensure availability of high-risk and long-lead components
Develop and execute inventory planning strategies that maintain proper stock levels while minimizing excess and obsolete inventory
Conduct and oversee cycle counts and physical inventory activities; investigate discrepancies, perform root cause analysis, and implement corrective actions
Create and manage purchase requisitions and coordinate with Purchasing to ensure timely ordering of spare parts and materials
Monitor open orders, delivery timelines, and supplier performance to prevent maintenance and production disruptions
Coordinate maintenance-related logistics, including import and receiving activities
Research and identify external contractors for maintenance and facility construction projects
Coordinate OEM and field personnel requirements, including site access registration and safety training applications
Maintain equipment records, asset hierarchies, and maintenance documentation within CMMS and related systems
Maintain accurate inventory and transaction records within ERP, CMMS, MES, EMS, FDC, and related systems
Monitor and report equipment downtime status, PM completion rates, schedule compliance, and backlog; escalate
constraints to Maintenance leadership
Track and report key maintenance and inventory KPIs, including PM compliance, inventory accuracy, usage trends, and
parts availability
Prepare and communicate weekly, monthly, and periodic equipment status, maintenance planning, and inventory reports
Support maintenance and facilities budget planning, tracking, and cost management
Support tracking of costs and personnel requirements related to facility customer service (CS) activities
Oversee the equipment technician team, including work assignment, daily direction, and coordination of maintenance
activities
Monitor technician workload, work order completion, and schedule adherence, and adjust assignments to meet
production and maintenance priorities
Support technician onboarding, training coordination, and skill development in partnership with Maintenance leadership
Coordinate technician coverage for planned maintenance, shutdowns, and unplanned equipment events
Escalate performance, staffing, and resource concerns to Maintenance leadership
Identify opportunities to improve maintenance planning, inventory efficiency, cost, and material flow
Support cross-functional communication with internal teams and global partners regarding equipment, parts, and
maintenance requirements
Ensure all activities are performed in compliance with safety, quality, and operational standards
Maintain regular and reliable on-site attendance
Maintain cleanliness at work-site in accordance with 5S3R Standards (Sort, Set in Order, Shine, Standardize, Sustain;
Right Location, Right Quantity, Right Container)
Perform other duties as assigned
Requirements
Bachelor's degree preferred (Supply Chain, Business, Engineering, Logistics, or a related field); degree in any major or
equivalent relevant experience will be considered
Maintenance planning or reliability certification (e.g., CMRP, CPMM) is a plus
Experience
Experience in maintenance planning, equipment planning, MRO/spare parts management, or supply chain within a
manufacturing environment preferred
Experience working with CMMS and/or ERP systems preferred; candidates without direct system experience will be
trained on HLBMA systems
Experience developing or maintaining preventive maintenance schedules and maintenance work orders preferred
Experience supporting spare parts, maintenance, or production inventory preferred
Experience with inventory control processes, cycle counting, and material flow optimization preferred
Experience coordinating vendors, contractors, or OEM personnel preferred
Experience supporting departmental budget tracking or cost management preferred
Experience leading, coordinating, or directing the work of a technical team preferred
Exposure to lean manufacturing, reliability-centered maintenance, or continuous improvement methodologies preferred

Strong analytical and problem-solving skills with the ability to interpret equipment, maintenance, and inventory data
Understanding of preventive maintenance planning, work order management, and maintenance scheduling principles
Strong understanding of inventory control principles, material planning, and demand forecasting
Ability to read and interpret equipment documentation, parts lists, and technical drawings
Proficiency in Microsoft Office Suite, particularly Excel
Ability to assign, coordinate, and monitor the work of a technical team
Effective communication and cross-functional collaboration skills
High attention to detail and organizational ability
Ability to manage multiple priorities in a fast-paced manufacturing environment
Ability to work flexible hours as needed to support production and planned maintenance activities
Bilingual (Korean and English) language proficiency preferred to support coordination with Korean headquarters, OEM partners, and technical documentation review
Physical Requirements
Must be able to properly and regularly utilize the following PPE for periods of up to 12 hours: safety glasses, steel-toed shoes, nitrile gloves, ear protection, and cleanroom suit
Must be able to repeatedly lift, push, and pull materials or equipment for periods of up to 12 hours
Must be able to repeatedly stoop, twist, and bend for periods of up to 12 hours
Must be able to repeatedly reach overhead for periods of up to 12 hours
Must be able to sit and/or stand for extended periods
Must be able to use hands and fingers to operate tools, equipment, and computer systems
Work Environment
Work is performed in a manufacturing environment, including production, warehouse, storeroom, and maintenance areas
Work may involve handling or working in proximity to hazardous materials and regulated industrial chemicals
Exposure to chemical vapors, dust, or other controlled substances may occur depending on process assignment
Strict adherence to company safety policies and OSHA Hazard Communication requirements is mandatory
Employees must properly wear and maintain assigned personal protective equipment (PPE) at all times within designated areas
Required PPE may include respirators, chemical-resistant garments, gloves, eye protection, face shields, or other
equipment determined by process and risk assessment
