  • Position Overview
  • We are seeking a highly motivated and experienced Mechanical Cost Manager to support the Semiconductor Manufacturing Facility project.
  • This role will be responsible for managing cost control activities related to mechanical construction scopes, including HVAC systems, piping, cleanroom mechanical systems, utility systems, and associated infrastructure. The successful candidate will provide cost management throughout procurement, construction, commissioning, and project closeout.
  • The position requires close collaboration with the client, contractors, vendors, engineering teams, and project controls personnel to ensure effective budget management, accurate forecasting, cost transparency, and successful project delivery.

Responsibilities

  • Lead cost management activities for mechanical construction packages.
  • Review contractor pay applications, progress claims, invoices, change orders, and pricing proposals.
  • Evaluate labor productivity, equipment costs, material cost, labor cost, procurement impacts, schedule impacts, and cost risks.
  • Monitor and report cost trends, forecast variances, and potential budget exposures.
  • Support bid evaluations, and commercial negotiations.
  • Coordinate with project controls, scheduling, procurement, engineering, construction, and commissioning teams.
  • Prepare detailed commercial reports, dashboards, executive summaries, and cost forecasts for project leadership and the client.
  • Participate in value engineering and cost optimization initiatives.
  • Maintain change management logs and ensure proper documentation.
  • Interface directly with Korean-speaking client, representatives and international project stakeholders.
  • Required Qualifications
  • Bachelor's degree in Quantity Surveying, Mechanical Engineering, or a related discipline.
  • Minimum 5 years of experience in construction cost management, quantity surveying, or project controls.
  • Experience supporting large industrial, semiconductor, manufacturing, mission-critical, data center, or EPC construction projects.
  • Experience reviewing contractor pricing, change orders, pay applications, and cost forecasts.
  • Understanding of construction procurement, contract administration, budgeting, forecasting, and cost reporting.
  • Strong analytical and problem-solving skills.
  • Excellent verbal and written communication skills.
  • Fluent Korean and English language proficiency (written and verbal) is required.
  • Ability to prepare professional client reports, presentations, executive summaries, and commercial documentation.
  • Proficiency in Microsoft Excel, Word, PowerPoint, and other Microsoft Office applications.

Nice to have

  • Experience supporting semiconductor manufacturing facilities, cleanroom projects, advanced technology facilities, data centers, pharmaceutical facilities, or large industrial construction projects.
  • Experience with mechanical systems including HVAC, process piping, chilled water, exhaust systems, cleanroom utilities, and process support infrastructure.
  • Experience with cost management platforms, ERP systems, and project controls software.
  • PMP, CCE, MRICS, or other industry-recognized certifications.
  • Experience using Procore, Power BI, Primavera P6, SharePoint, SAP, or similar project management platforms.
  • Experience working in multicultural project environments with Korean clients and international project teams.
  • Physical Requirements
  • Frequent walking on active construction sites.
  • Ability to climb stairs and navigate construction environments safely.
  • Ability to wear required personal protective equipment (PPE).
  • Ability to work in both indoor and outdoor project environments.
