Asset Operations Analyst

Job ID: 199273

Role details

  • Asset Operations Analyst
  • We are seeking an Asset Operations Analyst to support the day-to-day operations of a real estate portfolio, as well as the reporting and research that support investment activities.
  • This is a broad role covering property operations, performance reporting, financial analysis, and market research. You will work closely with a small, established team and have meaningful responsibility from an early stage.
  • Prior experience in real estate or investments is welcome but not required. We are willing to train the right candidate.
  • What You'll Do
  • Property & Asset Operations
  • Support day-to-day operations across a portfolio of residential and commercial properties
  • Coordinate maintenance requests, tenant communications, vendor schedules, and property inspections
  • Track rent collection and follow up on delinquent accounts
  • Process property-related payments, including taxes, insurance, repairs, and utilities
  • Support lease executions, renewals, amendments, and terminations
  • Maintain accurate lease, vendor, transaction, and property records
  • Maintain entity-level records for property-holding LLCs, including organizational documents and state annual filings
  • Identify operational and safety issues and follow through to resolution
  • Reporting & Financial Analysis
  • Prepare recurring reports on property performance, investment account activity, cash flow, and liquidity positions
  • Build and maintain supporting schedules and financial models
  • Assist with cash flow projections, cap rate analysis, IRR analysis, and sensitivity scenarios
  • Conduct research and analysis to support asset performance reviews and investment decisions
  • Investment & Market Research
  • Conduct market and comparable-property research
  • Support acquisition and disposition analysis
  • Assist with investment-related recordkeeping and documentation
  • Coordinate information and reporting requests with financial advisors, lenders, brokers, attorneys, and financial institutions
  • Support documentation and reporting for various investment and ownership accounts
  • Who Thrives in This Role
  • You are highly organized, proactive, and comfortable managing a steady stream of follow-ups.
  • Much of the role involves making sure things get completed — following up with vendors, responding to tenant requests, collecting outstanding documents, updating records, and keeping projects moving.
  • At the same time, you should be comfortable shifting from detailed operational work to preparing accurate reports and analyzing financial information.
  • The ideal candidate:
  • Takes ownership of tasks from start to finish
  • Prioritizes multiple competing deadlines effectively
  • Understands the broader context behind a request
  • Asks questions when something is unclear rather than making assumptions
  • Communicates proactively and keeps managers informed
  • Notices gaps and steps in to help without waiting to be asked
  • Handles confidential financial and ownership information with discretion
  • Is comfortable working in a small-team environment with a broad range of responsibilities
  • Minimum Qualifications
  • Bachelor's degree; Business, Finance, Real Estate, Accounting, or a related field preferred
  • 2+ years of full-time professional experience
  • Real estate, property management, investment, or related experience is a plus but not required
  • Bilingual proficiency in Korean and English, including professional written and verbal communication
  • Strong Microsoft Excel and Google Workspace skills
  • Ability to create and maintain accurate reports and supporting schedules
  • Strong organizational and follow-up skills
  • Ability to work independently, prioritize competing demands, and manage multiple projects simultaneously
  • Excellent written and verbal communication skills
  • Professional and interpersonal communication skills
  • Strong discretion and ability to handle confidential financial information

Nice to have

  • Exposure to property management, real estate transactions, or investment operations
  • Familiarity with QuickBooks
  • Experience with multi-entity recordkeeping, including LLCs or trusts
  • Familiarity with AI-assisted tools such as ChatGPT or Claude for research, financial modeling, analysis, or document review

Benefits

  • Medical, Dental & Vision Insurance
  • Paid Vacation, Sick Days, and Holidays
  • Performance Bonuses
  • Educational Training Reimbursement
  • Employee Referral Incentives
  • Daily Lunch Allowance
  • Team Lunches & Dinners
  • Fitness Membership Reimbursement
  • Employee Birthday Gifts
  • Recognition & Service Year Awards
